Morningside Parc Condominium

Harlem has quality multi-family and single-family housing, excellent
access to transportation, world-class academic and cultural institutions, and

neighborhoods that are diverse, vibrant and welcoming.  In strengthening Harlem’s residential base, Harlem CDC seeks not only to highlight what an excellent value Harlem’s housing stock represents and the importance of its links to the broader New York City economy, but also to fulfill the aspirations of community residents for affordable housing, good design, quality construction and an attractive urban environment.

Harlem CDC’s Residential Development department works closely with for-profit and not-for-profit organizations to package sites for development in ways that ensure that a diverse range of affordable residential opportunities, including
homeownership, is developed for the greater Harlem community.

Harlem CDC helps developers to design and finance attractive, marketable projects. Our experience includes serving as the Development Consultant, Community Sponsor and Marketing Agent for the
Morningside Parc living room interior
West 117th Street Redevelopment Project, which includes the Morningside Parc and Morningside Court Condominiums. Harlem CDC was instrumental in the development of the landmark Mount Morris Park West Condominium and Bradhurst Court Condominiums.

Morning Side Parc kitchen interiorIt works to ensure that high design and construction standards are maintained and that a diverse range of affordable residential opportunities, including homeownership, are developed throughout greater Harlem.

Through its Pre-Development Revolving Loan Fund,

Harlem CDC can provide low interest loan of up to $100,000 to projects with 10 units or more to assist with costs such as architectural and engineering fees, surveys, appraisals and related soft costs.

In conjunction with ESDC, Harlem CDC has facilitated mixed-use (residential and retail) projects by providing long-term financing at attractive rates. Projects include

The Renaissance - a completed development containing approximately 230 cooperative units and approximately 60,000 square feet of retail space,
1400 Fifth Avenue - a development that is currently under construction that will contain approximately 129 condominium units and approximately 25,000 square feet of retail
space, and
 
Morningside Parc garden detail
Strivers Gardens – a currently under construction  development that will contain approximately 170 condominium units and approximately 37,000 square feet of commercial and retail space.
 
Additionally, Harlem CDC is involved in various capacities with other Upper Manhattan condominium and brownstone developments.
